Here is a lot that facility managers and building maintenance teams have to keep up with. One of the most important, but often overlooked parts of building upkeep is the roofing system. While it is always best to work with skilled and experienced contractors, there are few things you should do every year to keep your roof in good shape:
Clear away debris- Leaf litter and other debris should not be allowed to accumulate on the roof. Clearing away this debris regularly is an important part of the roof maintenance. Be sure to pay special attention in the roof valleys, around vents and skylights, in the gutters, and around the chimney.
Inspect insultations and flashing that might have been used around roofing components. You will want to check for warping, cracking, and peeling to be sure it is solid and still water-tight. Re-seal or replace where it is needed, remove damaged materials, and add a waterproofing seal if desired.
Every 3-4 months it can be a good idea to inspect the roofing system and the shingles, vinyl, or tiling that is used. Replace damaged shingles or other materials and ensure that the highest-quality materials are used. At least once a year an on-roof inspection needs to be done up close.
Another important tip for year-round roof care is to not ignore the gutters. They should be inspected along with the roof system every time and need to be cleaned out often. When gutters are clogged, the rainwater can pool on the roof and seep in to cause major structural damage.
Take time to check the area around the building for any possible threats you need to keep an eye on. Overhanging tree limbs or old and damaged trees are among the biggest risks to roofing systems. Keep tree branches trimmed and be sure there are no other risks looming on the property.
The final tip for keeping your roofing system in tip-top shape is to not attempt major repairs or roof work on your own. Roofs are dangerous places and the potential for physical injury is high as is the chance of causing more damage to the roofing system. Leave it to the pros.
